Repairs and maintenance expenses for farm property are generally deductible as ordinary and necessary business expenses, provided they do not constitute improvements to depreciable property. These expenses include routine upkeep such as repainting farm buildings, sealing cracks, replacing broken windows, and maintaining farm machinery like trucks and tractors. However, if the expenditure improves the property—such as replacing an entire barn roof or major structural components—it is considered a capital expenditure and must be capitalized, not deducted immediately.

Deductible Repairs and Maintenance

  • Repairs: Expenses for fixing or maintaining existing farm property (e.g., replacing a few shingles on a barn roof) are deductible.
  • Maintenance: Routine upkeep of farm buildings, machinery, and equipment qualifies for deduction.
  • Exclusions: Repairs or maintenance on your personal home are not deductible, even if related to farm operations.

Capital Expenditures vs. Repairs

  • Improvements: Expenses that result in betterment, restoration, or adaptation of property to a new use are capital expenditures. Examples include replacing an entire roof or major components of machinery.
  • Capitalization Election: Under certain conditions, you may elect to capitalize repair and maintenance costs if you treat them as capital expenditures in your regular accounting records. See Regulations section 1.263(a)-3(n) for details.

Reporting on Schedule F

  • Line 25: Enter the amount paid for repairs and maintenance of farm buildings, machinery, and equipment that are not improvements.
  • Do not include home repairs or personal expenses.
  • Refer to Chapter 4 of Publication 225 for detailed guidance on distinguishing repairs from improvements.
