Michigan Homestead Property Tax Credit for Owners

The Michigan Homestead Property Tax Credit is designed to assist homeowners, veterans, and blind individuals in reducing their property tax burden. This credit is available to eligible taxpayers who own and occupy a homestead in Michigan. The credit amount is based on total household resources and is subject to phase-out thresholds.

Eligibility and Filing Requirements

  • Homeowners must own and occupy a homestead in Michigan.
  • Veterans and blind individuals may qualify for additional benefits under Form MI-1040CR-2.
  • Claimants must file the appropriate form with their Michigan Individual Income Tax Return (MI-1040) if required.
  • For those who moved during the year, Form MI-1040CR requires reporting both the old and new homestead addresses (lines 45 and 46).

Phase-Out Based on Household Resources

The credit is phased out based on total household resources. The percentage allowed decreases as household resources increase:

  • $62,500 or less: 100% credit allowed
  • $62,501 - $63,500: 90% credit allowed
  • $63,501 - $64,500: 80% credit allowed
  • $64,501 - $65,500: 70% credit allowed
  • $65,501 - $66,500: 60% credit allowed
  • $66,501 - $67,500: 50% credit allowed
  • $67,501 - $68,500: 40% credit allowed
  • $68,501 - $69,500: 30% credit allowed
  • $69,501 - $70,500: 20% credit allowed
  • $70,501 - $71,500: 10% credit allowed
  • $71,501 and above: 0% credit allowed

Special Considerations

  • Spouses filing separately but sharing a homestead must report combined household resources on Form 5049.
  • Part-year or nonresident taxpayers must include their entire 2025 total household resources regardless of source.
  • Farmland Preservation Tax Credit received during the year must be included in total household resources.
  • Homesteads with a taxable value greater than $165,400 are not eligible for the credit.

How to Claim the Credit

Taxpayers should complete the appropriate form based on their eligibility:

  • MI-1040CR: General Homestead Property Tax Credit Claim
  • MI-1040CR-2: Homestead Property Tax Credit Claim for Veterans and Blind People
  • MI-1040CR-5: Farmland Preservation Tax Credit (if applicable)

Ensure all required information is provided, including Social Security numbers, addresses, and total household resources. For assistance, refer to the instructions provided with each form.
